Your board likely provides CMA software to use, and is a great tool. We highly recommend you get fluent and comfortable with it.
At Real Property Edge, we highly recommend you value not only your listings regularly (every 2 weeks) but every house your buyers are interested in. Do not assume the listing price is relevant, it could be underpriced, overpriced or just right.
Often, it can be useful to get external assistance with valuations. The downside is the cost but the upside is, you introduce objectivity, which is in itself very valuable.
Other than the CRM, there are AVM’s (automated valuation models) and, of course, appraisals.
We do not recommend free AVM’s due to massive inaccuracies found in most of them, but some of the paid ones do perform a better job – we will list those here as we vet them properly.

Since this is a desktop, no appraiser visits the site – we rely on you to give us accurate information about the property to us. We will work remotely to give you the best and supported valuation and listing price estimate, in less than 1 day.
If you are going to write an offer on a property, you may or may not have a day for the in-depth valuation. If you do, great. If not, we will have to do a quick CMA or express desktop. These can be completed in a few hours.
